First impressions. They help dictate our decisions on a daily basis. From meeting new people to buying a new car, how we perceive a person, place, or thing within the first 30 seconds can have quite an impact on how we handle the next 30 seconds. This principal also holds quite true when selling your Maui home; in fact, first impressions in Maui real estate have their own special name: Curb Appeal. If you're selling your home in Kaanapali, you'll want your West Maui property to have a great deal of curb appeal to attract as many prospective buyers as possible. So how do you enhance your properties' curb appeal? Just a few simple steps can make a world of difference to your Maui home's first impression:

Take a walk, and some pictures: Of your home from the vantage point of prospective buyers. Walk along the route your house is viewable by a passing motorist and take note of possible areas of improvement to your Maui property.

Spruce up your structure(s): Maybe the outside of your home could use a thorough cleaning, or a new coat of paint, to brighten (and bring more attention to) your wonderful West Maui property.

Landscaping: Manicure the lawn, trim the shrubs, remove any greenery that may obstruct important views of your home from the "curb," maybe even plant a few colorful flowers in key locations (such as yellow roses by the front door) to create an invitation for a closer look.

Light it up: Don't forget some home buyers may swing by your house in the evening, so keeping the property tastefully lit can further entice a prospective home buyer. Adding some in ground solar powered lanterns along drive/walk ways and keeping lighting on and flowing through windows at night can have a positive effect on your home's nighttime curb appeal.

These are just a few basic tips for improving the curb appeal of your parcel of West Maui real estate, there are many other methods and also some professionals who could further help you with your curb appeal needs.
